Lerner | Ladds + Bartels in conjunction with Sasaki Associates planned this 77 million dollar mixed use complex that included residential, retail and waterfront activities located along the Seekonk river and Fox Point. Using Sasaki Associates’ master plan, L|L +B designed the building for 564 apartments, 20,000 square feet commercial and retail space, a 5-acre waterfront park and new roadways to fit into the diverse style of the East Side. The apartments were designed as a connected complex of buildings that ranged from townhouses to a 22-story tower reaching 210 feet. Intended to attract retirees with summer homes, business owners with companies outside Providence and young executives working in downtown Providence, the units ranged from studios to 3-bedroom luxury apartments. They were primarily masonry clad and featured pitched roofs and human scale elements such as porches to help blend into the fabric of the neighborhood. The 5-acre waterfront park plan created a continuous “green belt” along the Seekonk River. A new scenic drive with a 150-foot wide park stretched 1,500 feet along the bank to connect Swan Point Cemetery to India Point.
